Hay I am thinking about buying a house in Las Vegas Summerlin area. I like the heat, always something to do there, only 4 hours drive to see my kids and full of Models. Any thoughts? Advice?

Please do most wam gatherings are in Vegas and we could collaborate as a group not necessarily at your home but you wouldn't be far from the gatherings in downtown
If you don't mind the heat and with it being close to your family, I say go for it. I have gone to Vegas more in the last few years than previously and I enjoy it. They have a great Drive In called the West Wind behind one of the airports. Off the strip they have everything you would expect from a city in America. I know we have at least 1 user on here that lives in Vegas.

I've got a close friend who does real estate in Vegas I can put you in touch with. They're in the adult industry. I'll DM you
Great Vegas trip would include shooting WW2 guns at Battlefield Vegas, maybe tour Hoover Dam, the James Bond movie car collection, anything else historical? And a visit to your backyard mud pit! I think some of these gals are in the area.
On the plus side, Lake Mead water levels will continue to drop and I know where to find the new mudflats and I can also turn you on to a quarry sort of in the general area that when it has mud, which is not that often, is a 11 on a scale of 1 to 10.
Las Vegas is great to visit, however, I would never buy property there as Lake Mead is very near to running out of water and there is no long term likelihood that will change. Creative means are being used to extend the depth of the water plant input pipes and sometimes a good snow pack year in Colorado gives a respite from declining water levels, but it is very likely that Las Vegas will be under water rationing eventually and worse and when that comes to pass, well, I wouldn't want to be stuck trying to find a buyer for my now devalued property.
Land in the Western US has always been rather worthless unless you have water.
Certainly a good climate for outdoor wam - I have only visited a couple of times- loved showering in clothes then sitting outside in the heat at night. The last time I went, the amount of TV commercials for auctions of foreclosed properties was noticeable and made me wonder, but that was about 7 years ago so it may be more even keel now.
